Terms and Conditions at Invercassley Cottage Annex (Bed & Breakfast)
(Please read – self catering terms below)
- All direct bookings are provisional until a £20 non refundable deposit has been paid.
- No deposit is required for bookings made through agents such as Booking.Com/ Airbnb.
- For B & B prices this includes a daily breakfast service.
- Cancellations made within 7 days of your booking date will incur a charge of 100% of your accommodation price.
- If the booking is cancelled 7 or more days before arrival then a charge equal to the first night of the stay will be made.
- For direct and Booking.Com bookings, full balance of your stay is payable after breakfast on your final morning. Payments can be made by cash, debit/credit card, PayPal, or bank transfer.
- Airbnb booking payments are made direct to Airbnb prior to your stay.
- Normal check in times are between 4pm-9pm, please do not arrive earlier to allow us to clean our accommodation between stays. Check out is by 10 am on your last morning.
- As we are located within a small community, we ask that that guest keep loud noise/behaviour within the annex or outside the cottage to a minimum between the hours of 10pm-7am.
- No smoking or vaping or naked flames (candles/matches) are allowed within the annex. Smoking is allowed outside but please dispose of waste responsibly.
* Pets are not allowed within the annex. - No persons more than the maximum guest numbers per room are allowed. Any breach of this rule will terminate your contract with no recompense to the guest.
- In the unlikely event that we must cancel the reservation due to circumstances beyond our control, we will provide a full refund of monies paid and assist in trying to find the guest alternative accommodation. No further financial claims will be considered.
- No liability shall be accepted by us for loss, damage or theft of personal property belong to the guests either in the property, in cars, bicycles or other vehicles on the property, Nor shall liability be accepted by owners for accident or injury to guests, either within the property or outside.
- Please inform us as soon as possible if you have a complaint with your accommodation or if you find that anything is faulty within the accommodation that needs our attention, so that we can repair or make alternative arrangements. Please be aware it may not be possible for any such repairs to be completed during your stay.
- We strongly recommend that all guests have their own travel insurance in case of unexpected occurrences or illnesses.
- Wi-Fi internet access is provided but we cannot guarantee the service. Guests accept to use this access fairly and appropriately. Access to illegal activity or use of our networks for illegal activity is prohibited and will be reported to the local authorities.
- Please take care when you are staying at Invercassley Cottage. You are responsible and liable for any breakages and damages which you cause to the accommodation and its contents. Please report any spill, damages, or breakages as soon as they occur. We may need to make a charge for repair if the damage or breakage is significant.
- Please note that if any keys issued are not returned at the end of your stay, the cost of a replacement will be charged to you.
- Guests are responsible for the safety and security of their children at all times. Never leave children without adult supervision.
